Thinking of buying a new home in a master-planned community? Touring the new model home park should be one of your first steps! Not only is it a great way to get a feel for the community you’re interested in, but it also gives you the opportunity to explore homes from multiple builders. Each builder offers different styles, price points, floor plans, and design options.
It’s the perfect setting to ask questions, compare what’s available, and discover what best fits your needs and lifestyle. Visiting a planned community model home park today can help you refine your search, narrow down your options, and start your journey to the home of your dreams. To help you get started, here are our top tips for getting the most out of touring a new model home park:
Top 8 Tips for Touring a New Model Home Park
1. Think up some good questions to ask the home sales rep. This is your opportunity to meet with an expert in each home who can answer any questions you might have, so be sure to brainstorm some questions beforehand. You might ask about available upgrades, energy efficiency features, or the builder’s warranty policy. These questions can help you better understand what comes with the home and what options are available.
2. Review the floor plan options. A model home presents only one of several available plans and customizations that the builder offers, so make sure you ask about their other options to find one you’ll love. In many cases, the builder may also have a spec home nearby with a different layout that you can walk through during your visit!
3. Take photos and notes. Love that kitchen island, breakfast nook, or entryway? Take a photo or some notes to help narrow down your search and find the home that’s perfect for you!
4. Tour the surrounding community. A new model home park will show you some beautiful homes, but it’s just the start of what a master-planned community has to offer. While you’re there, be sure to explore the rest of the neighborhood and check out the many available community amenities. And don’t forget to stop by The Highlands Visitor Center, located right next to the model home park. It’s the perfect place to learn more about our lifestyle, amenities, homebuilders, and exciting plans.

5. Get contact information for the builders. If you find a home you love, it’s good to have a way to get in touch with the builders when you’re ready to buy or even if you just want to look at more options.
6. Ask about the CAI. Some master-planned communities have a Community Associations Institute (CAI) that helps to take care of common areas, amenities, and curb appeal within the community. Check to see what the CAI covers and how much the dues will be.
7. Learn about nearby schools. What school district is the community zoned to? If you have school-aged children, what nearby schools might they be attending? These are important questions to ask during your visit. You can also check out The Highlands FAQ page for helpful answers to these and many other commonly asked questions.

8. Don’t overdo it. Touring a planned community model home park can be a fun and exciting way to spend the day, but all that excitement can also be a lot to take in at once. Practice restraint and don’t overwhelm yourself by trying to visit too many homes in one day. It’s perfectly normal to come back for a second (or even third) visit. You might want to break up your tour by builder, or revisit a favorite model later to see if it still feels like the right fit.
